Utilizing the design / build delivery method, the owner contracts Commercial Contracting Corporation for single source responsibility for the design and construction of their project. 

The owner is now a design / build team member and decision maker, not a negotiator.  The owner's high level of involvement with the architect and CCC allows for design and construction schedules to overlap, saving time and money; allowing for a quicker utilization of their facility for a faster return on investment.
